Damp and mould reporting gets its own priority route

Residents can now report damp and mould through a dedicated flow that flags it straight to their provider as a priority — with the clock visible to both sides.

Damp and mould is not an ordinary repair, and it should never sit in an ordinary queue. From this week, Resident.Place gives it a route of its own: a guided report that captures the room, the spread, and a photo, then lands with your provider marked as a priority case the moment you submit it.

The change follows Awaab’s Law and the tighter timescales providers now work to. What residents told us, again and again, was simpler than the regulation: they wanted to know that someone had seen the report, and by when something would happen.

What is different

The new flow asks only what a provider actually needs to triage the case, so there is less typing and fewer dead ends. Once it is in, you see the same status your provider sees.

  • A dedicated damp-and-mould report, separate from general repairs.
  • A priority flag applied automatically, with the response window shown to you.
  • Photos attached in the report, so nobody has to describe mould in words.
  • A shared timeline — you and your provider see the same updates.
You should never have to argue that your home is making you unwell. The app now carries that weight for you.

It is live for every resident whose provider is on Resident.Place, and it needs no update beyond the latest version of the app. If you are already signed in, you will find it under Repairs, at the top.
